Tampa prices are mixed, but one part is still moving up fast
Redfin reported Tampa home prices slipped 0.2% from August to September. That one number can hide a lot. The Real Estate Data Aggregator counted real sales across Tampa ZIP codes in the three months ending August 31, 2026, and the picture is not the same everywhere.
One ZIP code stands apart
ZIP 33606 posted a median sale price of $995,000. That is up 29.2% from the same three months a year before, according to the Real Estate Data Aggregator. At the same time, homes for sale there fell 28.3%. Fewer choices, higher prices: that is what tighter supply can do.
In 33606, the Real Estate Data Aggregator found that 35.5% of homes went under contract within two weeks of listing. That share rose 5.1 points from a year before. Buyers there are moving quickly.
Two other ZIP codes also saw strong price gains
ZIP 33611 saw a 27.3% yearly price gain, with a median sale price of $700,000, per the Real Estate Data Aggregator. Sales there jumped 40.4% year over year. The Real Estate Data Aggregator also found that 43.2% of homes in 33611 went under contract within two weeks, up 13.3 points from a year ago. ZIP 33607 posted a 20.9% yearly price gain, with a median of $474,700.
Not every part of Tampa is moving the same way
ZIP 33605 tells a different story. The Real Estate Data Aggregator counted a median sale price of $290,000 there, down 6.5% year over year. Homes for sale rose 20.8%, and months of supply climbed 1.3 months. More choices, softer prices.
ZIP 33610 also saw pressure. The Real Estate Data Aggregator found homes for sale up 62.9% year over year, months of supply up 4.4 months, and the median price down 1.2% to $299,000. Sales fell 35.6%.
| 33606 (stronger) | 33610 (softer) | |

| Yearly price change | +29.2% | -1.2% |
| Homes for sale change | -28.3% | +62.9% |
| Months of supply | 4.3 | 7.3 |
| Median days on market | 47 | 59 |
What the wider market is doing
Redfin reported that U.S. home prices rose 3.8% year over year in September, the fastest annual rate since June 2025. That national gain sits well below what the Real Estate Data Aggregator found in the stronger Tampa ZIP codes. Realtor.com reported that mortgage rates topped 7% as of September 30, 2026. That matters for buyers setting a budget in any part of Tampa.
Realtor.com also reported that 20.8% of listings nationally saw a price cut in September 2026, up 0.9 percentage points year over year. In parts of Tampa where supply is rising, that national trend is easy to see. In parts where supply is falling, sellers have held firmer.
What this means if you own or are buying in Tampa
If you own in a ZIP code like 33606 or 33611, the broad metro headline of a 0.2% monthly dip, reported by Redfin, may not reflect what buyers paid near you. If you are buying, comparing one ZIP code with another before setting your budget can change what you offer.
