Clearwater Beach prices jumped even as homes took longer to sell
Here is the number that changes what you should do as an owner. The Real Estate Data Aggregator counted a median sale price of $775,000 in ZIP 33767 for the three months ending August 31, 2026. That is up 29.7% from the same months of 2025. Prices moved up sharply, even while the wider Tampa metro told a different story.
Realtor.com reported that the median list price per square foot in the Tampa metro fell 6.0% year over year as of September 30, 2026. Clearwater Beach moved the other way. That gap matters if you are setting a price or deciding when to list.
Homes took longer to sell
Not every sign pointed up. The Real Estate Data Aggregator put the median days on market in 33767 at 89 days. That is 14 days longer than the same period of 2025. Buyers had more time to decide, and sellers needed patience.
More homes sold, and more are under contract
The Real Estate Data Aggregator counted 97 homes sold in 33767, up 27.6% from the same months of 2025. Pending sales rose 42.1% to 108. More buyers signed contracts, even with homes sitting longer before they did.
The sale-to-list ratio came in at 94.2%, according to the Real Estate Data Aggregator. That is up 0.2 points from a year before. Sellers gave a little ground on price, but not much more than last year.
How Clearwater Beach compares with nearby ZIPs

The wider picture
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025, as of September 30, 2026. That slows buyers down everywhere. It helps explain why homes in 33767 took 89 days, even as prices climbed.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Clearwater Beach outpaced that national figure by a wide margin. CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, compared with 26% in 2022. Affordability is tighter, and that shapes how long buyers take.
What this means street by street
These numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A condo on Mandalay Avenue is not the same market as a home a mile inland. The only way to know where your home sits is to look at what sold near it.
- Clearwater Beach median prices rose 29.7% to $775,000 in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
- Homes sold in larger numbers, up 27.6%.
- But the median home took 89 days to sell, 14 days longer than last year.
- Realtor.com put Tampa metro list price per square foot down 6.0%, so Clearwater Beach moved against the regional tide.
- Prices are real.
- So is the patience a sale can take.
