Beachside sales rose even with longer selling times
The biggest thing a Clearwater Beach homeowner should know right now: sales can rise even when homes sit longer. That tells you demand is still there. It is just more patient.
These numbers cover the three months ending August 31, 2026. They are real counts of homes in this market.
The beachside ZIP that stood out
The Real Estate Data Aggregator counted 97 homes sold in ZIP 33767 in the three months ending August 31, 2026. That is up 27.6% from the same months of 2025. The median sale price reached $775,000, up 29.7% year over year. Homes took a median of 89 days to sell, which is 14 days longer than a year ago. Deals still closed. They just took more time.
Pending sales in 33767 rose 42.1%, according to the Real Estate Data Aggregator. That pipeline points to continued closings ahead. Supply fell 3.2 months year over year to 9.6 months. More buyers showed up even as the pool of listings shrank a little.
Rates made buyers more careful everywhere
CNBC reported the average 30-year fixed rate hit 7.49% in the week ending October 7, 2026. That is up from 7.30% the week before, also reported by CNBC. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates slow decisions. They do not always stop them, as 33767 shows.
CNBC also reported mortgage purchase applications fell 2% for the week. Refinance applications were 56% lower than the same week one year ago. Buyers are still moving, but more slowly.
How the other ZIP codes compared

The broader picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. The national trend is modest growth. Parts of this market beat it. Parts did not.
