These numbers cover the three months ending August 31, 2026. Here is what stands out for Tampa homeowners and buyers right now.

Realtor.com reported that median asking rent in the Tampa-St. Petersburg-Clearwater metro was $1,634 in August 2026. That is down 3.8% from a year before. Renting is a little cheaper than it was. That takes some pressure off buyers who are deciding when to move.

Realtor.com also reported that 43.5% of rental listings across the 50 largest metros offered concessions in August 2026. Landlords are working harder to fill units. That context matters when you are weighing renting against owning.

ZIP 33610: the part of Tampa where inventory piled up

The Real Estate Data Aggregator counted 202 homes for sale in ZIP 33610 in the three months ending August 31, 2026. That is up 62.9% from the same period in 2025. More choices for buyers, more competition for sellers.

The Real Estate Data Aggregator counted 7.3 months of supply in ZIP 33610. That is up 4.4 months from a year before. More than six months of supply generally means buyers have room to negotiate. The median sale price slipped to $299,000, down 1.2%. Homes took a median of 59 days to sell, 19 days longer than a year ago. Not every home sat, but the ones that did sat longer.

The Real Estate Data Aggregator also showed that new listings in ZIP 33610 rose 28.7% to 184. More sellers entered at the same time sales fell 35.6%. That combination is what pushed inventory up so sharply.

What the rest of Tampa looked like

Not every ZIP code told the same story. Some parts of Tampa moved faster and held price better.

Real Estate Data Aggregator. Lower months of supply and fewer days on market favor sellers. ZIP 33611 led on speed.

The Real Estate Data Aggregator counted 212 homes sold in ZIP 33611 in the three months ending August 31, 2026. That is up 40.4% from a year before. The median sale price there was $700,000, up 27.3%. Homes sold in a median of 30 days, 3 days faster than a year ago. ZIP 33611 moved in a very different direction from ZIP 33610.

ZIP 33629 had a median sale price of $1,335,000, up just 0.8%. The Real Estate Data Aggregator counted 147 homes sold there, up 2.8%. Supply fell 13.9%. Prices held steady and inventory tightened a little.

ZIP 33606 saw a median sale price of $995,000, up 29.2%. Homes for sale fell 28.3%. That is a big price gain alongside shrinking supply.

The wider rate picture adds weight

CNBC reported that the average contract rate for 30-year fixed mortgages with conforming loan balances rose to 7.49% in the week ending October 7, 2026. That is a real cost for buyers. CNBC also reported that mortgage purchase applications fell 15% from the same week a year ago. Fewer buyers are applying. That helps explain why some ZIP codes are sitting on more inventory.

Realtor.com reported that mortgage rates topped 7% and that 20.8% of listings carried price cuts in September 2026, up 0.9 percentage points from a year before. Sellers across the country are adjusting. Tampa is part of that same pattern, especially in ZIP 33610.

Realtor.com also reported that the median list price per square foot in the Tampa metro area fell 6.0%. That is a sign that sellers are recalibrating what they ask.

In short
  1. Rents eased 3.8% in the Tampa metro, per Realtor.com.
  2. In ZIP 33610, the Real Estate Data Aggregator counted 202 homes for sale, up 62.9%, with 7.3 months of supply.
  3. Homes there took 59 days to sell and prices dipped 1.2%.
  4. Other ZIP codes, like 33611 and 33606, told a tighter story.
  5. One street can read very differently from the ZIP code around it.

If you own in ZIP 33610, pricing carefully and preparing your home well matters more right now than it did a year ago. Buyers in that ZIP have more options and more time. In tighter ZIP codes like 33611, the picture is different. Your street may not match the ZIP code average at all.
