Tampa list prices per square foot are down, but one part is still moving fast

Realtor.com reported that Tampa metro list prices per square foot fell 6.0%. That is the number most owners see first. But it covers a lot of ground, and some of that ground is moving very differently.

The three months ending August 31, 2026 tell a more layered story. ZIP code 33611 is where the split shows up most clearly.

33611: prices up, sales up, and homes moving fast

The Real Estate Data Aggregator counted 212 homes sold in 33611 in the three months ending August 31, 2026. That is up 40.4% from the same months of 2025. The median sale price rose 27.3%, to $700,000. Median days on market fell to just 30 days, 3 days shorter than a year before.

The Real Estate Data Aggregator also found that 43.2% of 33611 homes went under contract within two weeks of listing. That share rose 13.3 points from a year before. Nearly 1 in 10 homes sold above list price, and the average sale came in at 97.4% of asking.

That speed matters. When nearly half of homes go under contract in two weeks, pricing a home even a little high can mean sitting while your neighbor sells.

The rest of Tampa: a mixed picture

Not every ZIP code looks like 33611. The Real Estate Data Aggregator shows some clear differences across Tampa for the same three months.

ZIP 33609 sat at the other end. The Real Estate Data Aggregator counted a median of 70 days on market there, 26 days longer than a year before. Homes sold fell 11.3%, even as the median price rose 17.5% to $734,500. More supply and longer waits can go together.

ZIP 33610 saw the sharpest supply jump. The Real Estate Data Aggregator found homes for sale there rose 62.9% year over year, and months of supply climbed 4.4 months to 7.3 months. The median price dipped 1.2%, to $299,000.

What the wider market adds

Rates are not helping buyers right now. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. A weekly average of 7.32% was also reported for the period ending October 25, 2026. Higher rates slow demand, and that pressure shows in the ZIP codes where supply is already rising.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, they rose 0.3% in August. Tampa's ZIP codes range from well above that to below it, depending on where you look.

Realtor.com also noted that 20.8% of listings nationally took a price cut in September 2026, up 0.9 percentage points year over year. In Tampa ZIP codes where supply is climbing, that pattern is easy to see.

33606 and 33629: steady at the higher end

ZIP 33606 had a median sale price of $995,000, up 29.2% year over year, according to the Real Estate Data Aggregator. Homes for sale there fell 28.3%. Supply is tighter, and 35.5% of homes went under contract within two weeks, up 5.1 points.

ZIP 33629 held a median of $1,335,000, up just 0.8%. The Real Estate Data Aggregator counted 38.6% of homes going under contract within two weeks, up 4.5 points. Months of supply fell 0.8 months to 4.2 months. Prices barely moved, but demand held.

33603 and 33605: more choice, a little more patience needed

In 33603, the Real Estate Data Aggregator found 89 homes sold, up 15.6%. The median price rose 8% to $440,000. But days on market grew 12 days to 39. More homes are selling, just not as fast as before.

ZIP 33605 saw the median price fall 6.5% to $290,000. New listings jumped 34.1% and homes for sale rose 20.8%. More supply with a softer price is a signal worth watching if you own there.

In short
  1. Realtor.com's 6.0% drop in Tampa metro list prices per square foot is real.
  2. But the Real Estate Data Aggregator shows that 33611 saw prices up 27.3%, sales up 40.4%, and a median of just 30 days on market in the three months ending August 31, 2026. Tampa is not one market.
  3. One street can read very differently from the ZIP code around it, and one ZIP code can read very differently from the metro average.

If you own or are thinking of buying in Tampa, the ZIP code number is a starting point, not the full answer. The street you are on can change everything.
