One part of Tampa is still moving fast despite metro price pressure

These numbers cover the three months ending August 31, 2026. That matters, because the metro picture and the neighborhood picture are telling very different stories right now.

Realtor.com reported that the median list price per square foot across the Tampa metro fell 6.0% year over year. That is a real shift. It means sellers in many parts of Tampa are asking less than they were a year ago. So what does that mean for you? It depends heavily on which ZIP code your home sits in.

In ZIP 33611, the Real Estate Data Aggregator counted 212 homes sold in the three months ending August 31, 2026. That is up 40.4% from the same period a year before. Prices rose too. The median sale price hit $700,000, up 27.3% year over year. That is moving in the opposite direction from the metro trend.

The speed number is the one that really stands out. The Real Estate Data Aggregator found that 43.2% of homes in 33611 went under contract within two weeks of listing. That share rose 13.3 points from a year before. Nearly half of all homes there were not sitting around. So what does that mean? If you own in 33611, demand is real. If you are buying there, slow offers may cost you.

How the rest of Tampa compared

Not every ZIP told the same story. The Real Estate Data Aggregator counted data across several Tampa ZIP codes. Some moved quickly. Others slowed down. Here is how the two-week contract rate looked across the market.

ZIP 33629 also held up well. The Real Estate Data Aggregator put its median sale price at $1,335,000, up 0.8% year over year. Its two-week contract rate was 38.6%, up 4.5 points from a year before. Supply there fell too, down 13.9% in homes for sale.

ZIP 33606 posted a median sale price of $995,000, up 29.2%, with 35.5% of homes under contract within two weeks, up 5.1 points. Homes for sale there fell 28.3%, according to the Real Estate Data Aggregator. Less supply, more demand. That combination tends to support prices.

On the other side, ZIP 33605 showed a median sale price of $290,000, down 6.5% year over year. Its months of supply rose 1.3 months. ZIP 33610 saw homes for sale jump 62.9%, and its months of supply climbed 4.4 months. Those are signs of more choice for buyers, and more pressure on sellers. Both figures come from the Real Estate Data Aggregator.

The wider picture matters too

Realtor.com also reported that 20.8% of listings nationally carried a price cut in September 2026, up 0.9 percentage points from a year before. That is nearly 1 in 5 listings. It is a reminder that pricing carefully still matters, even in the tighter ZIP codes.

Mortgage rates are a real factor for buyers. Realtor.com reported that rates topped 7% for the first time since January 2025. CNBC reported that Fannie Mae forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026, and 7.5% through 2027. Higher rates slow some buyers down, which is worth knowing if you are selling.

CNBC also reported that pending home sales were down 8.5% year over year nationally in September, according to Zillow. That is a national number, not a Tampa number. But it shows the broader pull on demand that Tampa sellers are working against, even where local numbers look strong.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, they rose 0.3% in July, seasonally adjusted. Slow, steady national growth, while individual markets move in very different directions.

In short
  1. The Tampa metro list price per square foot fell 6.0%, per Realtor.com.
  2. But ZIP 33611 posted a $700,000 median sale price, up 27.3%, with 43.2% of homes under contract in two weeks, per the Real Estate Data Aggregator.
  3. The market is not one thing.
  4. It is ZIP code by ZIP code, and sometimes street by street.

One more thing worth saying plainly: one street can read very differently from the ZIP code around it. A block with newer builds, a school boundary line, or a flood zone edge can shift the numbers in ways the ZIP average will never show. If your home sits on the edge of one of these areas, the broad picture above may not be your picture at all.
