One part of Clearwater Beach got tighter while prices climbed
These numbers cover the three months ending August 31, 2026. That context matters before you read anything below.
Here is the one fact that changes what a homeowner should do right now. The Real Estate Data Aggregator counted just 2.8 months of supply in ZIP 34695. That is the tightest reading in this market. Less competition means sellers in that ZIP held more ground.
Realtor.com reported that median list price per square foot fell 6.0% year over year across the Tampa metro. Yet the Real Estate Data Aggregator showed 34695 moving the other way.
Prices rose 7.4% in 34695, according to the Real Estate Data Aggregator. That is a real, meaningful move. Homes also sold in a median of 34 days, 2 days faster than the year before.
The Real Estate Data Aggregator also found that 40% of homes in 34695 went under contract within two weeks of listing. That share jumped 12 points from a year before. Buyers were moving quickly.
One in five homes in 34695 sold above list price, the Real Estate Data Aggregator found. That share rose 10.6 points from the year before. Not every home got there, but the trend moved up.
The rest of the market told a different story
Realtor.com reported the Tampa metro median list price per square foot fell 6.0% year over year. That is a wide-area signal. Some ZIP codes here matched it.
The Real Estate Data Aggregator counted 9.6 months of supply in 33767, the island ZIP. Prices there rose 29.7%, but homes sat a median of 89 days. More supply, longer waits.
Prices dipped in some ZIPs. The Real Estate Data Aggregator showed 33760 down 25.9% and 33763 down 8.2%. Not every part of this market moved up.
| 34695 | 33767 | |
|---|---|---|
| Median sale price | $582,500 | $775,000 |
| Price change, year over year | +7.4% | +29.7% |
| Months of supply | 2.8 | 9.6 |
| Median days on market | 34 | 89 |
| Sale to list price | 98.5% | 94.2% |
What the national picture adds
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. That raises the cost of buying anywhere.
CNBC reported that Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. Fannie Mae also forecast 7.5% for all of 2027. Rates staying up affects how many buyers can stretch to higher prices.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The 34695 gain of 7.4%, per the Real Estate Data Aggregator, ran well ahead of that national pace.
Nationally, sellers outnumber buyers by a wide margin. A source reported 1,510,784 sellers against 928,892 buyers in September. That is a seller-heavy picture across the country. Parts of Clearwater Beach felt that. ZIP 34695 was an exception.
- ZIP 34695 had 2.8 months of supply, a $582,500 median sale price up 7.4%, and 40% of homes under contract within two weeks.
- The Real Estate Data Aggregator data covers the three months ending August 31, 2026. The broader Tampa metro, per Realtor.com, saw list prices per square foot fall 6.0%.
- The two pictures can coexist.
- It depends on the ZIP.
One street can read very differently from its whole ZIP code. The numbers above are a starting point, not a final answer for your home.
